Why This Model Is Rare in Amman
The Difference Single Ownership Makes
Under Jordan’s current residential framework, owners’ associations are required by law but rarely enforced in practice. Most apartment buildings in Amman are owned floor by floor, by unrelated individuals, with no shared budget, no accountable manager, and no enforced standards. The condition of a building depends on the goodwill of whoever happens to live there.
SHIHAB Elite Residences is structurally different. The entire building is owned, governed, and maintained by a single party.
Typical Building in Amman
- Multi-owner buildings with no enforced association
- No single accountable manager — maintenance depends on goodwill
- Service charges unenforceable; common areas decline over time
- Neighbours chosen by whoever bought next, not curated
- Quiet enjoyment not contractually guaranteed
- Disputes default to civil courts — slow and costly
SHIHAB Elite Residences
- One owner. One operator. One standard across the building.
- Owner is the manager — Shihab Khalil personally accountable.
- Maintenance budget guaranteed; renovation finished May 2026.
- Every resident personally interviewed by the owner.
- Quiet-enjoyment standards written into the lease and enforced.
- Uniform standards across every residence and common area.
For senior executives — Jordanian and foreign — who understand the typical experience of a multi-owner Amman building, this is the structural difference that matters most. It is also the difference that cannot be replicated by any building offering individual floor-by-floor ownership.
The Setting
Room to Breathe
Most of Amman is built window to window — towers pressed against their neighbours, terraces that look straight into the next balcony. This building is the exception. It stands on an elevated plot at the corner of two wide streets, set back behind its own landscaped garden, with nothing built against it and nothing blocking the views. Light enters from every side; the terraces open onto sky.

Two wide streets — no building at the front door
Elevated ~1,500 sqm plot with space on every side
Light from multiple sides, nothing blocking the views
Landscaped garden and green lawn, uncommon in the city

Flagship Residence
The Villa in the Sky
Residence 201
Occupying the entire second floor with no adjacent units, Residence 201 is the flagship of the collection. Four bedrooms, five bathrooms, dedicated service quarters, and a double terrace — glass-enclosed flowing to open-air — create villa-scale living within a privately governed building.
It is the address for the household that wants the scale and privacy of a villa without giving up the security, maintenance, and governance of a managed building.

Stewardship
Single Owner. Personally Curated.
SHIHAB Elite Residences is owned, architected, and personally curated by Shihab Khalil. There is no holding company, no remote landlord, no rotating property manager — one named owner designed every detail, sets the standard, and meets every resident.
A family legacy, fully renewed
The building was originally constructed by Shihab's father in 1990, with thoughtful additions across the decades. Shihab acquired it in full and undertook a complete contemporary renovation, completed May 2026 — preserving the family legacy and bringing every system to current best practice.
Designed by the owner
Shihab personally architected the renovation. Every layout, material, and finish was specified item by item, to the standard of an owner-occupier — with a finishes budget set at two to three times the typical commercial spend.
Tenants are personally interviewed
Every prospective resident is reviewed personally by the owner, with standard identity, employment, and background confirmation appropriate to a private family-occupied building. Curation is not a marketing line; it is the operating model — and the comfort each resident receives is knowing exactly who their neighbours are.
24/7 on-site presence and accountable management
A day attendant lives on site in a dedicated basement apartment, reachable from every residence via the building intercom and via direct WhatsApp message. A separate night guard covers evening and overnight hours. The day attendant reports directly to the owner and is responsible for the building's functionality, cleanliness, and tranquility. A ZagTrader regional office, with a separate basement entrance, provides additional same-building management. The building remains a family-occupied home, held to the owner's personal standard.
Tenant Selection
Prospective residents are reviewed personally, with standard identity, employment, and background confirmation appropriate to a private family-occupied building. All residents agree in writing to the building’s standards for quiet enjoyment and community conduct.
About the Residences
Private. Curated. Fully Maintained.
SHIHAB Elite Residences is a private collection of six individually designed luxury apartments in West Amman, originally built in 1990 by the owner's family and completely renovated to contemporary standards in May 2026. Conceived for long-term comfort rather than short-term turnover, each residence combines generous proportions, refined materiality, and practical luxury — from integrated storage and fully equipped kitchens to acoustic privacy, double-glazed windows, and environmentally controlled interiors.
The building operates under single-ownership governance with dedicated maintenance, controlled access, and full CCTV security. A day attendant lives on site in a dedicated basement apartment — reachable via the building intercom and via direct WhatsApp message — and reports directly to the owner. A separate night guard covers evening and overnight hours, giving the building 24/7 on-site presence. ZagTrader's regional office occupies a separate basement entrance within the building, providing additional same-building management. Residences 102 and 201 include dedicated on-site parking; other residences use ample street parking on the building's quiet interior street. An on-site EV charging bay is available on-demand to any residence, securely metered to the user's residence via key box. RO-filtered drinking-grade water is supplied from every tap. Residents furnish personal living and sleeping areas to their own standard.

Interiors & Common Areas
Material Language & Light
Materials across all residences and common areas were selected to balance tactility, light, and long-term durability. Marble slab surfaces, engineered stone, walnut paneling, and integrated lighting unify the building with a restrained architectural expression.

Safety & Peace of Mind
A Place You Can Settle Into
Serenity here is by design. It is the quiet kind of comfort a family notices from the first week — a building where you know who your neighbours are, who looks after the place, and who to call. Here is exactly what that means.
Controlled Entry
Card, fob, and intercom access at the residents' entrance — no open lobby, no public thoroughfare.
Full CCTV
Coverage across entrances, common areas, and the building perimeter.
A Caretaker You Know
A live-in caretaker — not a rotating agency stranger — lives on site, reachable by intercom and WhatsApp, reporting directly to the owner.
24/7 On-Site Presence
The day attendant lives in the building; a separate night guard covers the overnight hours.
Five Vetted Households
You share the building with only five other homes — each personally interviewed by the owner. No revolving tenants, no short-term stays, no commercial footfall.
Quiet, Elevated Plot
Set on a calm interior residential street, on an elevated two-street plot — not on a busy through-road.
Six homes, one standard, and an owner you can reach by name. The result is a building that stays serene — because everyone in it chose serenity.
Daily Life
A Week from the Front Door
Beyond proximity figures: what the rhythm of the week actually looks like from this address — for the resident, for the family, for the trailing spouse who runs the daily route.
The school run
Modern American School in 9 minutes. Cambridge High, Lycée Français, and the American Community School all within 10–15 minutes. The morning route is school, then 5th Circle, then home — no Zahran traffic.
Your family doctor
Al-Khalidi Medical Center — the hospital diplomatic families default to in Amman — is 5–8 minutes from the building. Istishari is just as close. Specialty Hospital (JCI-accredited) is 12 minutes if needed.
The weekly shop
Cozmo Centre at the 7th Circle for international goods (5 minutes). Sameh Mall in Sweifieh for the regular weekly basket (8 minutes). Carrefour at City Mall for the bigger trip (12 minutes).
A weekend outside
King Hussein Public Parks in Dabouq — 62 hectares with a children’s museum and the Royal Automobile Museum — is 10–15 minutes by car. There is no large park within walking distance of the building; the route to the park is the weekend ritual.
Hosting visiting family
Four Seasons, St. Regis, Sheraton, and Fairmont sit at the 5th Circle, 3–6 minutes from the front door — close enough to walk for an evening drink, close enough to put visiting parents or business guests up without dispute. Golden Gate Mall, inside Um Uthaina itself, adds boutique dining and cafés within easy walking distance.
Evenings at home
The building stands on two streets with nothing blocking the views. Light enters from multiple sides during the day; in the evening, the terraces face open horizon rather than another building’s wall. Interior streets are quiet by 8 p.m.
Location
Um Uthaina — Why Here
SHIHAB Elite Residences sits on an elevated ~1,500 sqm plot between the 5th and 6th Circles of Um Uthaina — one of West Amman’s most established residential neighbourhoods. The building stands on two streets with nothing blocking the views; every floor draws light from multiple sides.
Um Uthaina sits between the international rhythm of Abdoun and the business density of Sweifieh — quieter than the former, more residential than the latter, and less remote than Dabouq. Long favoured by established Amman families, and by embassy and international households, for its calm streets and central reach to everything that matters in the week.

The Differentiator
Private Stewardship & Residency Standards
Unlike conventional rental buildings, SHIHAB Elite Residences operates under a private stewardship model. One owner sets and maintains the standard, leasing is handled directly by the owner’s desk — with no brokerage fees on direct inquiries — and every resident benefits from consistent accountability, stable occupancy, and long-term quiet enjoyment. For discerning families, senior executives, and diplomatic households alike, this means no revolving tenants, no shared-service disputes, and no unvetted neighbours.
Only six residences exist within SHIHAB Elite Residences.
No expansion planned. No short-term stock. No investor turnover.
Consistent long-term stewardship, not transactional occupancy.
Residency Standards
Community Expectations
Cats are welcome. Dogs are not permitted in the building.
Smoking is strictly prohibited in all common areas. Violations are subject to formal warnings and potential escalation.
Subletting is not permitted under any circumstances. Leases are a minimum of 12 months, with one exception: Residence 303, the collection's furnished extended-stay suite, hosts vetted guests on monthly terms. Transient use is prohibited throughout.
No commercial activity may be conducted from the residences. Corporate leases are accepted for named residential occupants only.
Quiet enjoyment is a core building standard. Repeated disturbances may result in non-renewal.
Any modifications to the interior of a residence require prior written approval from the owner.
Lease Terms
How Tenancy Works
Clear, written terms designed for residents who plan to stay. Indicative figures are listed on each residence; full lease is shared upon qualified inquiry.
